Additional development for former Ridgeway-Crystal Beach High School approved

Another piece of the Ridge Road development puzzle appears set to go into place.
Councillors approved a staff report at the October 7 council-in-committee meeting that recommended approving a draft plan of condominium as well as official plan and zoning bylaw amendments for what is known as Block 50 of 576 Ridge Road North, part of the former Ridgeway-Crystal Beach High School property.
Block 50 will see 36 single-detached homes and 28 semi-detached homes, for a total of 64 units, and continues the growth taking place within the Ridgeway-Thunder Bay Secondary Plan.
There was little discussion among councillors when the report came up. However, Mayor Wayne Redekop did confirm with staff that there would be some municipal input with regard to housing design.
“Do we have the ability to impose any type of housing design requirements?” he asked.
Devon Morton, supervisor of development proposals with the town, told the mayor there were in fact conditions in place to that effect.
“I think the concern is we don’t want umpteen houses that all look the same,” Redekop said. “I’m hoping we can get some good varied designs among the houses when they’re built.”
In addition to the 64 units planned, there are also three common element roads proposed and 16 visitor parking spaces. An undeveloped strip down the middle will give residents rear access to their units.
“(T)he proposal is compatible with the existing and planned land uses in the immediate and surrounding area, creates a compact and efficient urban form, provides an alternative housing typology, makes efficient use of existing infrastructure within the urban boundary and provides attainable housing options to support the community and surrounding area,” the report said.
Earlier this year council approved 49 units for single-detached homes on another piece of the property, which will front onto Prospect Point Road North.
