Extension to Crystal Beach development could lead to more affordable housing

Fort Erie councillors are hopeful an extension to a proposed Crystal Beach development will lead to more affordable homes in the area.
Municipal politicians approved a staff report recommending the two-year extension at the September 14 council meeting. A draft plan of condominium for 272 Ridge Road South was set to expire earlier this year before staff granted a temporary extension to allow council to make a decision.
According to a letter submitted to the Town from owners Patrick and Wendy McGaeghan, a developer supporting the 18-unit build withdrew from the project in the face of internal difficulties. That made it a challenge to satisfy the conditions the Town placed on the approval in a timely fashion.
At the same time, they said the withdrawal has led them to alter the project. Initially they were planning to build 18 townhouse units in a condominium setup.
“Based on input from local builders and developers, we are re-envisioning the site from condominium development to long-term rentals and affordable housing that are better suited to the needs and aesthetic of the area we love and call home,” they wrote.
Given the potential for new rental units and affordable housing units, councillors approved the extension request.
“When I first saw it before reading into the report I thought, ‘Here we go again.’ But speaking with the mayor afterwards and before council, I do agree there is some opportunity in here to maybe get some affordable housing or attainable housing units…within this subdivision,” said Councillor Tom Lewis.
Council approved the initial plans back in 2023. Despite losing a developer from the project, the proponents said they’ve continued to make progress on satisfying the conditions, including clearing some of the property and conducting various surveys and studies the Town requires.
“We believe this extension will provide the necessary time to finalize those arrangements and continue the project in a productive manner,” the owners wrote.
