Developer proposing 96-unit subdivision in Stevensville

A public meeting on Monday’s council-in-committee agenda will focus on a developer’s proposal to build close to 100 homes in Stevensville.
An application has been received for a zoning bylaw amendment and draft plan of subdivision to facilitate the construction of 48 detached dwellings and 48 street townhouse dwellings at 2649 Stevensville Road as well as at an unassigned parcel.
An open house about the project was held October 3 and the public meeting Monday is a requirement under the Planning Act where people can speak in favour or against what’s been proposed.
The subject lands are located in the Stevensville Settlement Area within the urban boundary, the town said in a notice about the project.
The unassigned parcel is designated environmental protection, low density, and medium density in the Stevensville Secondary Plan, and 2649 Stevensville Road is designated as core mixed use and medium density.

The zoning bylaw amendment proposes to rezone the subject lands from Residential 2A Zone, site-specific Residential Multiple 1 Zone, Hazard Zone, Environmental Protection Zone and Core Mixed Use 5 Zone to a site-specific Residential Multiple 1 Zone, Open Space Zone, Environmental Protection Zone and Neighbourhood Development Zone to permit construction of 96 residential dwellings, reads the report.
Upper Canada Consultants has submitted the application on behalf of property owners Howard Wood, Judith Lynn Wood, Susan Ward, and the Estate of Margaret Plyley, says the recommendation report coming to council.
The subject lands are located on the west side of Stevensville Road, north of West Main Street.
Residents can participate in the meeting, which is part of Monday’s council-in-committee agenda, by speaking in-person or registering online to speak virtually.
