Council approves 8-unit townhouse build for Hibbard Street

Concerns over narrow roads weren’t enough to deny a proposed eight-unit townhouse build on Hibbard Street in Ridgeway.
Councillors supported a staff report that recommended approving the necessary zoning bylaw and official plan amendments to allow for the development. The report came before them at the August 25 meeting and passed with little discussion.
At a public meeting held back in July, concerns were raised over the narrow width of Hibbard Street.
“Although the road is narrow, the addition of eight additional dwelling units by way of street townhouses is not anticipated to significantly impact vehicle or pedestrian traffic,” the staff report said.
“The town will be requesting a 1.52 metre road widening to improve the width of the road along the frontage of the subject lands as a condition of draft plan approval for a future plan of subdivision application.”
Councillor Nick Dubanow said even though staff are comfortable with the plan as presented, the width of Hibbard Street is something the town should consider into the future.
“Even though I think it’s important to move this forward…I think this is something to warrant a future discussion, especially if we’re going to have more development on that street,” he said.
There were some other concerns, including worries over on-street parking and pedestrian safety. On the former, the staff report noted the proposal meets existing parking requirements. Driveways will be able to accommodate one vehicle, while garages will offer another potential parking space.
As far as pedestrian safety concerns go, the report said existing rules won’t require a sidewalk on the south side of Hibbard.
The property in question is on the south side of Hibbard Street, east of Ridge Road North.
